The 2026 Mississauga Basement Rental Market: Verified Numbers for Landlords & Tenants

Searching for basements for rent in Mississauga—or listing a lower-level suite as a homeowner—is one of the most active residential leasing segments in Peel Region. A legal 1-bedroom or 2-bedroom basement apartment in Mississauga generates $21,000 to $31,800+ per year in gross rental income, helping homeowners offset mortgage carrying costs while providing tenants with 750 to 1,100+ sq. ft. of living space and driveway parking at a lower monthly cost than high-rise condominiums.

Led by Fernando Borges Mora, licensed Ontario REALTOR® with eXp Realty, this guide provides fully sourced regulatory, pricing, and contract data for both Mississauga Landlords and Prospective Tenants.

Verified City of Mississauga Legal Basement (ARU) Rules & 100% Permit Fee Rebate

Under City of Mississauga Zoning By-law 0225-2007 (as amended for Additional Residential Units) and Mississauga Second Units Registration By-law 0114-2016, homeowners in detached, semi-detached, and eligible freehold/street townhouses (RM5 and RM6 zones) can legally establish and register a basement apartment by meeting these verified municipal and Ontario Building Code (OBC Part 9) standards:

  1. 100% City of Mississauga Building Permit Fee Rebate: To encourage safe rental housing, the City of Mississauga refunds 100% of your building permit application fee once your Additional Residential Unit (ARU) is constructed/legalized and passes all mandatory city building inspections. Furthermore, second and third ARUs are exempt from municipal development charges.
  2. Mandatory Registration (By-law 0114-2016): Every basement apartment in Mississauga must be registered with the City's Planning and Building Department (Second Units Registry). Operating an unregistered second unit carries municipal fines of up to $25,000 for individuals and $50,000 for corporations.
  3. Ontario Building Code Ceiling Height (OBC Section 9.5.3.1): In an existing house (built more than 5 years ago), the basement suite requires a minimum continuous ceiling height of 1.95 metres (6 ft 4¾ in) over the required floor area, with 1.85 metres (6 ft 1 in) permitted under beams and ducts along the path of travel and 1.89 metres at door frames.
  4. Fire Separation, Smoke Alarms & HVAC (OBC Section 9.10.9.16 & 9.32.1.2): Requires a 30-minute fire separation between units (or 15 minutes where interconnected smoke alarms are installed throughout the house, or continuous 15.9 mm / 5/8-inch Type X gypsum board), a duct smoke detector that automatically shuts off a shared forced-air furnace, and separate ventilation (under the updated Ontario Building Code Section 9.32.1.2.(2), shared Heat Recovery Ventilators [HRVs] between suites are prohibited).
  5. Emergency Escape Window & Fire Pathway: If the basement does not have a direct walkout door from the bedroom, an existing house requires a basement escape window with at least 0.38 sq. m (4.09 sq. ft.) of unobstructed opening with no dimension less than 460 mm (18 in) (or 0.35 sq. m / 380 mm in newer builds). Outside, Mississauga requires an unobstructed, hard-surfaced fire emergency pathway at least 1.2 metres wide by 2.1 metres high from the street to the basement entrance.
  6. Electrical Safety Authority (ESA) Certificate: Mandatory inspection and certification of all electrical work by the ESA.

For Mississauga Landlords: How We Protect Your Property From Non-Paying Tenants

Listing privately on unverified classified sites exposes homeowners to altered credit PDFs, falsified employment letters, and lengthy Ontario Landlord and Tenant Board (LTB) delays. When you list your basement on TRREB MLS® with Fernando Borges Mora, REALTOR® (eXp Realty), we execute a strict 5-Point Landlord Protection Protocol:

  • Forensic Equifax / TransUnion Credit & LTB Registry Audit: We verify raw credit bureau reports (targeting 700+ credit scores), audit computerized pay stubs and CRA Notices of Assessment (NOA), conduct direct HR employer verification calls, and search OpenRoom and CanLII for prior LTB eviction or non-payment orders.
  • OREA Form 410 + Form 400 + Mandatory Ontario Standard Lease (Form 2229E): Every tenancy is documented on the statutory Ontario Standard Lease (Form 2229E) with a custom Schedule A Landlord Addendum specifying exact utility split percentages (e.g., 30% lower unit / 70% upper unit), tandem driveway parking lane rules, snow removal duties, no-smoking/no-subletting clauses, and mandatory $2,000,000 tenant liability insurance.
  • 2026 Ontario Rent Control Exemption Rule (RTA Section 6.1): Under the Ontario Residential Tenancies Act, the 2026 rent increase guideline is 2.1%. However, if your basement apartment was created and occupied for residential purposes for the very first time after November 15, 2018, it is statutorily exempt from the 2.1% annual guideline cap (requiring 12 months between increases and 90 days' written notice on LTB Form N2).
  • New September 1, 2026 Mississauga Rental Renovation By-law: Landlords should also note that as of September 1, 2026, the City of Mississauga requires landlords issuing an N13 Notice for major repairs or renovations to apply for a municipal Rental Repair/Renovation Licence within 7 days of serving the notice.
